Pre-sales begin for austin sustainable community
The cost of living in Whisper Valley will be lower than similarly priced homes in other master-planned communities.
Pre-sales are underway in Whisper Valley, the largest zero-energy capable housing community in the country. Located in East Austin, the $2 billion sustainable community features homes by local builders Avi Homes and Pacesetter Homes.
“This is the first opportunity to purchase in this one-of-a-kind sustainable community,” says Douglas Gilliland, president of Taurus of Texas, the project’s developper. “We are seeing a great response from home buyers who want the latest technology and most energy efficient homes at an amazingly affordable price. We’ve already got over 250 prospective home buyers on our interest list that are choosing plans and going through the pre-qualification process.”
Whisper Valley is a 2,062-acre mixed-use development consisting of over 700 acres of open space, clustered villages that include 7,500 single family and multi-family homes, retail and neighborhood services, restaurants and commercial. Homes in Whisper Valley’s first phase of 237 homes range in size from 1,200 to 3,100 square feet. Model Homes will be complete by mid-summer with the first of about 30 homes under construction ready for move-in by the end of the summer. Click here for a video of the site as it is built out.

“Our homes in Whisper Valley feature open, spacious plans with a mixture of traditional and soft contemporary elevations that are informal, warm and inviting,” says Dennis Ciani, marketing manager for Pacesetter Homes. “These new homes, highlighted by lots of windows, provide an architecturally appealing way to bring the outdoors in and the EcoSmart energy program keeps them affordable and achievable.”
Avi Homes is introducing a new series of home designs on 50 and 60 foot home sites in Whisper Valley and have already inked the first two sales.
The cost of living in a Whisper Valley home will be less than similarly priced homes in other master-planned communities in Austin because of the zero-energy capable features. Each neighborhood is planned with EcoSmart and every home includes an innovative thermal energy supply system designed to save up to 65% on typical monthly energy usage. Solar PV using solar roof panels will generate enough energy to achieve zero-energy capable homes. Homes are also designed to achieve the carbon-neutral standard promoted by the City of Austin for all new construction homes.
Community amenities include a 5,000 square foot community center with resort-style pool, creative play areas, a fitness center, multi-purpose event and activity room, a Bosch Show Kitchen and a Discovery Center served by two electric car docking stations. In addition, the 600-acre Whisper Valley Public Park will offer wooded and creekside nature trails and a planned organic farming program, along with connecting to miles of planned hiking and biking trails.
As the first Google Fiber master-planned community in the world, Whisper Valley will have 1GB Internet providing residents with super fast Internet and unlimited capacity. Other elements of the EcoSmart program include Google Nest which provides smart home technology. The community will use state-of-the-art Rehau piping for the geothermal loop system in conjunction with the Bosch heat pump for heating and cooling which eliminates outdoor noise from traditional HVAC compressors. Every home will also be equipped with high performance Bosch home appliances.
The development has plans for two school sites, a transportation hub and a fire station.
